What is fueling the 30A Real Estate Market?
A question that I get asked almost on a daily basis is “What
is fueling the 30A market?” In a nut
shell it is supply and demand. I’m sure
you remember Economics 101, well it is at work here on 30A.
Last year at this time there were 1,031 active listings and this year there are 505 active listings. A decrease of 51%. Buyers have half the properties to choose from this year! Last year at this time there were 614 new listings and this year there are 245 new listings. Buyers that are looking for that particular property are having to wait longer to find it.
Last year at this time sales volume along 30A for condos,
attached single family and detached single family was $451,037,444 and this
year it is $499,954,000. This is an
increase of 11% with half the inventory from a year ago. The average sales price has jumped from
$740,620 to $786,091 for an increase of 6%.
So what does all this mean? If you are considering selling, now is a great time to list your property. You have half the competition of a year ago. If you are considering buying, there is no time like the present. The average sales price is increasing and has been now since 2012. Waiting will cost you money.
I’m happy to discuss our market in more detail with you. You
can reach me on my cell at 850-570-7290.

New Developments In and Around 30A
Greetings from the
beach! While I
generally provide you with sales statistics on our market (which by the way is
still continuing to trend upward) I decided to switch it up a bit and update
you on some new real estate projects in our area. Nothing signals an improving
and strengthening real estate market like new construction! Along 30A, Miramar
Beach and Destin we have several new developments springing to life.
Prominence – owned by Emerald
Homes this town is on the North and South sides of 30A nestled between Camp
Creek and Seagrove. This project has both a residential component totaling 577
residences and a commercial component totaling 3 acres and 30,000 square feet.
Prominence is
divided into four phases which includes row-style townhomes, single family
residences and triplexes. Entry price point for the triplexes is the low $300s.
Chateau 30A - a 28 residence
luxury condominium in Seagrove Beach directly on the north side of 30A
developed by St. Joe. The units range in size from 1,800 to 1,960 square feet
and are 3 bedrooms and 3 and a half baths. Preconstruction pricing starts at
$499,000 and the design aesthetic is the Caribbean Islands.
Watersound Origins – a St. Joe
community located north of 98 nestled along Lake Powell, one of Florida’s
largest coastal dune lakes. This 1,400 acre development is influenced by
maritime architecture of year’s past and set among the towering pines. Single
family homes are available starting at $392,000 for a 3 bedroom 2 bath 1,750
square foot home built by Huff Home Designs. Golf, dining, kayaking and access
to Watersound Beach Club are just a few of the amenities available.
Alerio – will be located
on Old Highway 98 in Miramar Beach comprised of five four story buildings. The
units are 2 and 3 bedrooms with an on-site check-in office for owners and
guests. Located directly across the street from the beach. 2 bedrooms are 977
square feet and 3 bedrooms are 1,304. Pre-construction prices range from
$219,000 to $339,000.
1900 Ninety Eight – Destin’s first
Gulf front condominium developed in six years. The building will have fourteen
3 bedroom 3 bath units and two 2 level 4 bedroom 4 bath penthouses. Each
exquisitely designed luxury unit features panoramic views of the Gulf of
Mexico. Current pricing is from $1,300,000 to $2,995,000.
As you can see we
have a lot going on around here! If you would like additional information on
these projects or other real estate in our area please give me a call at

Home Buyers, Sellers and Dead Crickets....
I know, I know what in the world is she talking about. Well I will tell you. I was driving from 30-A into Destin the other
day, stopped at a light and the pickup truck in front of me had a bumper sticker
“Life is too short to fish with dead crickets”.
I’m not really a fisherman, so I thought what the heck does that
mean?
I decided that it meant if you are not serious don’t
bother! If you are going to be in the
game, you need to be in it to win it. So
how does that translate to real estate and people buying and selling
homes? The real estate market is
steadily improving, property values are increasing, inventory is down, days on
market is decreasing and in some cases we are seeing multiple offers. So…………….
If you are a Buyer:
·
Don’t waste time with a low ball offer (dead
cricket)
·
Get pre-qualified for a mortgage (live cricket)
·
Be flexible about closing (live cricket)
·
Don’t base your offer price strictly on past
sales (dead cricket) take a look at inventory currently on the market to see
what the competition is.
If you are a Seller:
·
Don’t Overprice your home and hope that the
market catches up (dead cricket)
·
Catch Buyer’s attention by pricing your home in
line with comparable sales – then let the market take it higher (live cricket)
·
Clean, declutter, brighten up the home, stage
your home (live cricket)
·
Don’t worry about how the home photographs (dead
cricket). 90% of Buyers look on the web
first. Like your mother told you, you
only get one shot at a good impression.
So let’s go fishing with a live cricket and catch the
perfect Buyer for you if you’re selling or Seller for you if you’re
buying. This is Robin Morrow and it’s another great day here on 30-A.
