WaterColor Real Estate is in High Demand

The community of Watercolor offers some of the most exclusive and coveted real estate on Scenic 30A. Tucked between the beautiful beaches of the Emerald Coast and the natural beauty of Western Lake, Watercolor offers a diverse collection of award-winning amenities including The Beach Club, the Boat House with kayaks and canoes, the Fitness Center, the Tennis Center, 5 pools, Camp Watercolor for kids, miles and miles of gorgeous biking and walking trails, and inviting green parks scattered throughout the entire property.

As a leading 30A community, Watercolor is currently expanding its facilities and amenities, making them more accessible for homeowners and their guests. These improvements will help increase home values, stimulate sales, and boost an already vibrant rental market.

In the last 6 months, 45 properties were sold throughout the four phases of Watercolor and condo units. The median sales price in Phase 1 was $2,087,500 while the hot new Phase 4 median price was $1,390,000. Watercolor property is hotter than ever with average days on market ranging from 79 in Phase 4 to 173 in Phase 1 - which is still pretty quick when you think about it.

There Will Be Music in the Air January 13-16

One of my favorite 30A events is the Song Writers Festival and we try to attend it every year. There’s always fantastic music, it’s a lot of fun, and you can get up close and personal with some of today’s biggest music stars and catch up-and-comers before they hit it big.

The 30A Songwriters Festival takes place all around 30A in over 25 venues. From amphitheaters, town halls, restaurants, theaters, bars and covered patios – there is literally music everywhere!

Over 175 artists are scheduled to perform and there are some great ones this year! Headliners include JOHN PRINE, CHEAP TRICK, DR. JOHN & THE NITE TRIPPERS, and SHAWN COLVIN. You can also catch Parker Millsap, Drivin N Cryin, and Amy LaVere. Featured artists in venues at night on 30A include John Fullbright, Over the Rhine, JoJo Hermann (Widespread Panic), Chely Wright, Murray Attaway (Guadalcanal Diary), Sarah Lee Guthrie, Matthew Sweet, Tom Gray (The Brains), Shawn Mullins, Peter Case, John Gorka, Nicole Witt, Farewell Angelina….just to name a few!

So, no matter what type of music you are into, you can find it over the weekend. And best of all, you never know who you might be sitting next to, some of the stars on today’s country scene have homes here on 30A, so if you think you might have seen Luke Bryan, Faith Hill, or Toby Keith – you probably did! Come to think of it – a map to the star’s homes on 30A – that’s a great business idea!

FYI if you are looking for tickets….Festival weekend passes are now available for $265 and can be purchased at www.30asongwritersfestival.com, and locally in South Walton at the Cultural Arts Alliance office and at Central Square Records in Seaside.

My Favorite 30A Things

🎼Raindrops on beach walks and sand dunes at sunsets,
Bright sunny mornings and warm days are best bets,
Seaside Farmers Market packages tied up with strings,
These are a few of my favorite 30A things…

OK, OK… I can’t make the whole song rhyme, but there are quite a few wonderful things to love around 30A.

• The magnificent coastal dune lakes along 30A are quite rare and can only be found at four other locations in the world.

• Rush hour takes on a whole new meaning around here. Only on 30A will people stop to pull off the road to watch a gorgeous sunset.

• Part of the reason 30A feels like such a special place is because of the building restrictions that limit new construction to only 4 stories tall.

• You haven’t lived until you’ve tried the tuna dip at Bud & Alley’s, the Veggie Pizza at Pizza by the Sea, the Café Breakfast at Great Southern in Seaside, or enjoyed the Burgers, BBQ, and football on the big screen at the Hub. There are some fantastic places to eat and hangout up and down 30A.

• The average year-round temperature tops out at 78 degrees, now that is hard to beat.

• The Songwriter’s Festival in January, The Alys Beach Wine Festival in March, Rosemary Beach gets Uncorked in October, and the festive holiday celebrations that bring all the neighborhoods to life in December -- there are some truly wonderful, special times to be had around 30A all year long.

🎼When the cold bites, when the sand fly stings,
When I'm feeling sad,
I simply remember my favorite 30A things,
And then I don't feel so bad.

So, there you have it, I’ve shared some of my favorite 30A things. I’d love to hear about some of your favorites…give me a call today!
