I know, I know what in the world is she talking about. Well I will tell you. I was driving from 30-A into Destin the other
day, stopped at a light and the pickup truck in front of me had a bumper sticker
“Life is too short to fish with dead crickets”.
I’m not really a fisherman, so I thought what the heck does that
mean?
I decided that it meant if you are not serious don’t
bother! If you are going to be in the
game, you need to be in it to win it. So
how does that translate to real estate and people buying and selling
homes? The real estate market is
steadily improving, property values are increasing, inventory is down, days on
market is decreasing and in some cases we are seeing multiple offers. So…………….
If you are a Buyer:

Don’t waste time with a low ball offer (dead

Get pre-qualified for a mortgage (live cricket)

Be flexible about closing (live cricket)
·
Don’t base your offer price strictly on past
sales (dead cricket) take a look at inventory currently on the market to see
what the competition is.
If you are a Seller:

Don’t Overprice your home and hope that the
market catches up (dead cricket)

Catch Buyer’s attention by pricing your home in
line with comparable sales – then let the market take it higher (live cricket)

Clean, declutter, brighten up the home, stage
your home (live cricket)
·
Don’t worry about how the home photographs (dead
cricket). 90% of Buyers look on the web
first. Like your mother told you, you
only get one shot at a good impression.
